Planning Comm. continues work on comp plan, to hear zoning cases

The Chesterfield County Planning Commission will continue work on the Comprehensive Plan 2035 during the afternoon work session and will follow-up on the discussion from the last meeting on the Ettrick Speed Rail Station during their meeting scheduled Tuesday, July 17 in the Public Meeting Room.

During the evening session, the commission will consider the following requests:

CASE NUMBER 12SN0198*:
In Matoaca Magisterial District, SKINQUARTER LAND, LLC requests conditional use approval and amendment of zoning district map to permit the disposal of coal combustion byproducts and automobile shredder residue in a construction/demolition/debris landfill in an Agricultural (A) District on 110.9 acres fronting 50 feet on the south line of Hull Street Road, 2,800 feet west of Skinquarter Road. Density will be controlled by zoning conditions or Ordinance standards. The Comprehensive Plan suggests the property is appropriate for rural conservation area use. In Clover Hill Magisterial District, 360 TOYOTA, LLC requests conditional use planned development approval and amendment of zoning district map to permit exceptions to ordinance requirements relative to setbacks in a Regional Business (C-4) District on 16 acres known as 3600 Lonas Parkway. Density will be controlled by zoning conditions or ordinance standards. The Comprehensive Plan suggests the property is appropriate for light commercial use. Tax ID 737-679-1388.
     
CASE NUMBER 12SN0225:
In Bermuda Magisterial District, EMERSON COMPANIES requests amendment of conditional use planned development (Case 95SN0309) and amendment of zoning district map relative to density, tract acreage and to delete the cash proffer in a Community Business (C-3) District on .6 acre located in the southeast corner of Fountain Square Plaza and Chester Village Drive. Density will be controlled by zoning conditions or ordinance standards. The Comprehensive Plan suggests the property is appropriate for neighborhood mixed use. In Matoaca Magisterial District, JACK R. WILSON, III request amendment of conditional use planned development (Case 06SN0163) and amendment of zoning district map relative to transportation contribution in a Residential Multi-Family (R-MF) District on 66.3 acres fronting 910 feet on the east line of Otterdale Road, 1000 feet east of Foxcreek Crossing. Density will be controlled by zoning conditions or ordinance standards. The Comprehensive Plan suggests the property is appropriate for office/residential mixed use. CASE NUMBER 12SN0227:
In Bermuda Magisterial District, TWIN RIVERS, LLC requests amendment of conditional use planned development (Case 08SN0111) and amendment of zoning district map relative to conceptual plan, uses and to delete the cash proffer in a Community Business (C-3) District on 67.7 acres located in the southwest corner of Meadowville and North Enon Church Roads. Density will be controlled by zoning conditions or ordinance standards. The Comprehensive Plan suggests the property is appropriate for light industrial use. In Dale Magisterial District, CHESTERFIELD COUNTY BOARD OF SUPERVISORS proposes conditional use approval and amendment of zoning district map to permit a contractor’s office in an Agricultural (A) District on 1.3 acres known as 5512 Iron Bridge Road. Density will be controlled by zoning conditions or ordinance standards. The Comprehensive Plan suggests the property is appropriate for mixed use corridor use. Tax ID 776-685-1845.

*This case was deferred at a previous session by the Planning Commission to their July 17, 2012 public hearing.

If all items cannot be complete on Tuesday, the meeting will be recessed to Thursday, July 19 at 6 p.m. in the Public Meeting Room. The meeting room is located at 10001 Iron Bridge Rd.
